Ratification (Step 9) is the process in which the court signs an Order acknowledging that the foreclosure was done properly. Ratification is an extremely important concept in that if you do not file Exceptions to the sale and the court issues an Order ratifying the sale, you have lost your chance to challenge the validity of the sale. If you believe your foreclosure was done improperly, act quickly and contact an Attorney to review the foreclosure. Go to the courthouse and get a copy of the entire file to take to the Attorney. The copying costs vary from county to county, but do expect to pay approximately 50 cents per page. Do not leave one page un-copied.



Step 9: Ratification
